Section C of the Loan Estimate/Closing Disclosure lists mortgage closing services you can shop for, primarily title-related services (like title insurance, search, binder, settlement agent fee) and other third-party fees such as pest/termite inspections, surveys, and attorney/notary/recording fees, allowing you to compare providers and potentially lower your overall closing costs. To shop, you must receive a provider list from your lender, and if you choose providers from that list, the fees generally can't increase at closing. Commonly Shoppable Services in Section C:
